Landlord Representation

Every property has a story — on the walls of our office we have the original pencil drawings of homes our predecessors built along what is now the 405 freeway in the San Fernando Valley; followed by those of the commercial buildings we built throughout the 1970’s and early 1980’s from Ventura County to San Diego County. From a start of build to suit – to a “finish” of build to keep we have a strong understanding of what being a landlord; and ultimately a landlord rep means.

What are Landlord Representatives?

Landlord representatives are leasing agents, or brokers, responsible for ensuring the lessor incurs the smallest possible amount of risk with minimal expense while obtaining the highest rent possible. 

In representing the best interests of a landlord or owner, a landlord representative negotiates tenant improvement allowances, rental agreements, security deposits and other concessions on behalf of the landlord. We use our extensive experience in specific markets to negotiate a deal acceptable to both parties, while as favorable to the Landlord or Owner as possible. 

Unlocking your property’s potential starts by developing an understanding of your unique space and what the current market is doing around your space.

Generally, we start with Market Analysis

As you know, knowledge is power. Understanding both your property and the similar (comparable) properties nearby is essential to strategically marketing your space to your ideal tenants. 

Next is Tenant Attraction

Equipped with the knowledge of a strong market analysis, we will develop a leasing strategy that appeals to your ideal tenant. We don’t have to tell you that an industrial space is different from an office building or that a retail location can be tricky with do not competes, CAMs and neighborhood personalities….  Finding the right tenant and getting them to commit to a set of Lease Terms you the owner are comfortable with – take a great deal of effort. 

Finally, Ongoing Retention: This is just modern set of fancy words for an old time term – Customer Service. If you’d like to maintain a hands-off approach to your property – see Property Management.
